6 Things To Do Before A Spring House Listing

We all want to get the highest offer possible when selling our homes, but not everyone does what is necessary to actually get the top dollar. Here are 6 things to do before a spring house listing.

  1. Prelist Home Inspection: getting an expert to look over your home for evident defects is a great way to get prepared for any potential setbacks. You will know what may be wrong with your house, and can either plan to fix it or price the home accordingly.

  2. Regrade Foundation Maintain Gutters: springtime brings a lot of water to a property. Your house has probably never flooded in 20 years of living there, but it could happen. Spending a couple days filling low spots in your foundation and fixing the rain gutters is a lot less stress than dealing with a flooded basement on the day of an open house or final walkthrough. Water in a basement is usually a dealbreaker for people.

  3. Box Up Family Keepsakes, Photos, Cultural & Religious Icons: put away personal items. This must be done to make the property appealing to as many people as possible. It may be hard to hear, but your culture, beliefs and family choices may be offensive to some. There is no need to let that impact the value of your home.

  4. Stage The House Professionally: allow me to help you stage your home, or bring in an expert. Staging the home with a professional will ensure the most people have the best experience possible when touring your property. A professional can make the most out of every space, and make everyone feel welcome.

  5. Paint: make rooms look bright and new like the first days of spring. From my perspective the smell of fresh paint is a selling point. It engages the sense of smell and reminds everyone as they walk through that this room has been recently renewed.

  6. Have A Lawyer Ready: it can be tough to get a lawyer last minute to do a short close. It can be a really bad time for everyone if a deal falls apart because there is no lawyer who can act fast enough.
